Joe Barrett is a Managing Partner at 1 Seed Partners (“1SP”). In this role, Mr. Barrett is responsible for capital formation through RIAs and other retail investment networks and investor relations. Mr. Barrett is a member of the 1SP Management Committee and Investment Committee. Prior to 1SP, Mr. Barrett held several senior level sales and marketing positions throughout the investment industry, most recently as a Real Estate Specialist for Blue Owl Capital. From 2000 to 2019, Mr. Barrett was Executive Director at Morgan Stanley Alternative Investments, a $65 billion organization. In this capacity, he was responsible for distribution of all alternative investment programs; i.e., hedge funds, real estate, private equity, fixed income alternatives, etc., throughout Morgan Stanley’s Great Lakes Region. Prior to that role, Mr. Barrett was First Vice President at First American Bank’s Trust Division in Chicago, from 1986 to 2000. He led a team of professionals responsible for the distribution of estate/retirement planning and investment solutions to individual and institutional investors.
Mr. Barrett serves as a Trustee for the Bridge Investment Group Industrial REIT and as an Advisory Board Member of Little Sisters of the Poor in Chicago, IL.
Mr. Barrett received a B.S. in Finance from Northern Illinois University in 1985 and an M.B.A. from the University of Minnesota. He is both a CFA and CAIA charter holder.
Larissa Herczeg is the Founder and Managing Partner at 1 Seed Partners (“1SP”). Ms. Herczeg is a member of the 1SP Management Committee, Investment Committee, and Compliance Committee. Prior to 1SP, Ms. Herczeg was the Head of Real Estate Seeding and Strategic Capital (“SASC”) at Blue Owl, formerly Oak Street Seeding and Strategic Capital. Prior to Blue Owl, Ms. Herczeg was a Partner at Oak Street Real Estate Capital (“Oak Street”), leading the SASC business and helping grow Oak Street from a $70 million business to a $10 billion plus real estate firm. Prior to Oak Street, Ms. Herczeg was responsible for global real estate investing at several other investment management firms.
Ms. Herczeg’s activities include co-founding Women in Real Estate, serving as a Trustee of Roosevelt University, Co-Chairing of the Roosevelt University Women’s Leadership Council, mentoring for the Goldie B. Wolfe Miller Women Leaders in Real Estate Initiative, serving as a member of the Executive Committee and Advisory Board for the Notre Dame Fitzgerald Institute for Real Estate, and serving as a guest speaker at the University of California-Berkeley, Kellogg School of Management, and the University of Notre Dame. In recognition of her leadership and commitment to elevating others in the industry, Ms. Herczeg was recently named a 2025 honoree for the Influential Women in Institutional Investing Awards, presented by Pensions & Investments.
Ms. Herczeg received a B.A. with honors in Government and Economics from the University of Notre Dame, an M.A. with honors in International Affairs from Columbia University’s School of International and Public Affairs and a J.D. with honors from Columbia University Law School.
Krista Kerr is a Managing Partner at 1 Seed Partners (“1SP”). In this role, Ms. Kerr oversees the firm’s investment due diligence, portfolio management and monitoring, operations, and reporting. Ms. Kerr is a member of the 1SP Management Committee, Investment Committee, and Valuation Committee. Prior to 1SP, Ms. Kerr was a Principal at Blue Owl, formerly Oak Street Seeding and Strategic Capital (“Oak Street”). Prior to Oak Street, Ms. Kerr served as an Investment Analyst at the Teacher Retirement System of Texas (“TRS”) where she worked on the pension plan’s $2 billion Emerging Manager Program. At TRS, Ms. Kerr performed diligence and portfolio monitoring on the program’s private equity, real assets, hedge fund, and long-only portfolios.
Ms. Kerr’s activities include serving as a board member for the Women in Real Estate (WIRE) Austin Chapter and is a member of the Texas Wall Street Women and 100 Women in Finance organizations.
Ms. Kerr received a B.S. in Applied Learning and Development from the University of Texas at Austin.
Shane Boyle is the Chief Accounting Officer at 1 Seed Partners (“1SP”). In this role, Mr. Boyle is responsible for the oversight of the accounting, financial reporting, and financial operations of the company’s portfolios. Mr. Boyle is a member of the 1SP Compliance Committee and Valuation Committee.
Mr. Boyle joined 1SP with more than 25 years of real estate experience in financial and accounting leadership roles and brings a deep understanding of the real estate industry. Mr. Boyle most recently served as Director of Financial Reporting at Revantage, a Blackstone company, and was responsible for leading the team that oversaw accounting and financial reporting for Blackstone’s multifamily portfolio, as well as for the establishment of a reporting structure for the open-end Blackstone Property Partners L.P. fund. Mr. Boyle has previously held several other leadership roles in the real estate industry. These include Director at Tassi and Company, a public accounting firm specializing in outsourced accounting and financial reporting for real estate investment advisors, operating companies, and developers; Chief Accounting Officer at IRC Retail Centers (formerly Inland Real Estate Corporation), a grocery-anchored retail strip center REIT; and Vice President of Accounting at IndCor Properties, a Blackstone portfolio company that owned and operated warehouse and distribution facilities. Mr. Boyle also served as Director of National Property Administration at Kimco Realty Corporation, a publicly-traded retail strip center REIT, and as Accounting Manager at Inland Real Estate Investment Corporation, supporting two of the company’s publicly-owned retail strip center REITs. Mr. Boyle started his career as an auditor at Deloitte and Touche, LLP.
Mr. Boyle received a B.S. in Accounting from DePaul University. He is a Certified Public Accountant (CPA).
Jason Ulman is a Vice President at 1 Seed Partners (“1SP”). In this role, Mr. Ulman is responsible for cash management and financial reporting. Prior to joining 1SP, Mr. Ulman served as a Staff Accountant at Shepard Schwartz & Harris LLP where he conducted financial statement audits, as well as prepared federal and state income tax returns for partnerships, corporations, and high-net-worth individuals. Mr. Ulman then served as a Staff Accountant at Havas Chicago, where he prepared the company’s month-end and year-end financial statements.
Mr. Ulman received a B.A. in Accounting and Studio Art (Honors) from Muhlenberg College, in Allentown, Pennsylvania.
Tre Cintron is the Vice President of Financial Operations at 1 Seed Partners (“1SP”). In this role, Mr. Cintron is responsible for overseeing firm-wide initiatives across all departments, GP economics, IT, and marketing. Mr. Cintron is a member of the 1SP Valuation Committee. Prior to joining 1SP, Mr. Cintron served as a Senior Accountant at Northern Trust where he analyzed client investments, reviewed financial reporting, forecasted short and long-term cash needs to ensure liquidity and optimize capital planning, and oversaw internal controls.
Mr. Cintron received a B.B.A. in Finance from The University of Iowa.
John Kight, CPA, Analyst
John Kight is an Analyst at 1 Seed Partners (“1SP”). In this role, Mr. Kight is responsible for cash management and financial reporting. Prior to joining 1SP, Mr. Kight spent two years in public accounting, serving as an associate in the assurance services practice at Forvis Mazars.
Mr. Kight received a B.S.B in both Finance and Accounting from Indiana University. He is a Certified Public Accountant (CPA).
Kristin Kostrzewa is a Vice President at 1 Seed Partners (“1SP”). In this role, Mrs. Kostrzewa is responsible for investments, due diligence, portfolio monitoring, client relations, and sponsor relations. Prior to joining 1SP, Mrs. Kostrzewa spent a decade at the University of Chicago Office of Investments, where she covered public and private investments across real estate, real assets, and diversifying strategies. Before that, she worked as an Analyst in the real estate investments department at Northwestern Mutual and the sustainability group at Transwestern.
Mrs. Kostrzewa received a B.B.A. in Real Estate and Urban Land Economics from the University of Wisconsin-Madison and an M.B.A. from Loyola University Chicago Quinlan School of Business.
Meredith Best is an Associate at 1 Seed Partners (“1SP”). In this role, Ms. Best is responsible for investments, due diligence, portfolio monitoring, client relations, and sponsor relations. Prior to joining 1SP, Ms. Best worked at EY in their FSP Assurance Group, leading financial statement audits for global investment and banking clients, managing teams and implementing data analytics to enhance efficiency and regulatory compliance. Ms. Best later served as a Financial Analyst at Walton Street Capital in their Financial Reporting Group, where she handled operational processes and portfolio analysis for a large, diversified core real estate fund.
Ms. Best is a certified public accountant (CPA) and received a B.B.A. in Accounting and Master’s in Accounting from The University of Georgia and earned an M.B.A. from The University of Chicago Booth School of Business with a concentration in Analytic Finance.
Jeremy Hochschild is a Senior Analyst at 1 Seed Partners (“1SP”). In this role, Mr. Hochschild is responsible for investments, due diligence, portfolio monitoring, client relations, and sponsor relations. Prior to joining 1SP, Mr. Hochschild was a Finance major at the University of Notre Dame with a specific focus on real estate private equity and investment.
Mr. Hochschild received a B.B.A. in Finance and a Minor in Real Estate from The University of Notre Dame.
Dylan Shindler is an Analyst at 1 Seed Partners (“1SP”). In this role, Mr. Shindler oversees investor relations for both institutional and retail clients. Prior to joining 1SP, Mr. Shindler worked at Wedbush Securities as a sell-side Equity Research Associate.
Mr. Shindler received a B.S. in Civil Engineering from the University of Wisconsin-Madison.
Larry Korb is the General Counsel and Chief Compliance Officer at 1 Seed Partners (1SP”). In this role, Mr. Korb is responsible for all aspects of legal review and compliance, including negotiations with investors and investment partners. Mr. Korb is a member of the 1SP Compliance Committee and Valuation Committee. Prior to joining 1SP, Mr. Korb served as a Foreign Service Officer with the U.S. Department of State, including postings in China, Mexico, and Europe. Mr. Korb previously worked at Lazard Alternative Investments in New York as Vice President and Counsel. Before his time at Lazard, Mr. Korb was an Associate with Gibson, Dunn & Crutcher in their New York and San Francisco offices working in the corporate and investment funds practice groups.
Mr. Korb received a B.A. with distinction in Foreign Affairs from the University of Virginia and a J.D. with honors from Columbia University Law School.
Joe Hobbs Senior Associate
Joe Hobbs is a Senior Associate at 1 Seed Partners (“1SP”). In this role, Mr. Hobbs is responsible for cash management and financial reporting. Prior to joining 1SP, Mr. Hobbs spent over five years in the real estate advisory sector, most recently serving as a Senior Associate in the Real Estate Valuation and Advisory Services Group at Houlihan Lokey, where he managed valuation consulting assignments and supported transaction related analyses across a wide range of commercial asset classes. Before his time at Houlihan Lokey, Mr. Hobbs worked at Duff & Phelps as a Financial Analyst, providing valuation and consulting services for institutional investors and real estate owners.
Mr. Hobbs received a B.B.A. in Real Estate and Urban Land Economics from the University of Wisconsin–Madison.
